The first phase of a new PK-12 building on an active campus adjacent to existing facilities, this project included improvements to nearby highways and a geothermal heating/cooling system. The type of construction is truss roof on cavity wall, multi-story.
Richard L. Bowen + Associates provided a full complement of construction management services, fulfilling Ohio School Facilities Commission (OSFC) requirements. This included master planning, coordination with the design team and third parties, estimating, scheduling, Ohio Schools Design Manual compliance review, constructability review, value engineering, design phase submissions, bidding, full field management, monthly core meetings, weekly progress and coordination meetings, cost control and cost reporting, enforcement of all contract terms and community programs.
The Constructability Review process included conventional (spreadsheet) reviews at Schematic Design, Design Development and Construction Document phases, plus proprietary analysis of the Construction Documents. The reviews revealed that there were elements in the proposed design that were not part of the original program and/or would not be fundable. These items were consequently deleted.
