Converting a struggling enclosed mall into an open community center
PECO Real Estate Partners (PREP) selected Bowen to lead the redevelopment of Parmatown Mall. The redevelopment consists of approximately 990,000 SF of retail space–including 117 tenants plus three anchors–and over 80 acres of site work.
Original construction for the mall, at that time an open-air center, commenced in 1955. In the decades that followed developers enclosed the mall, added multi-story anchors, and made many cosmetic updates. With no comprehensive plan of all the changes, Bowen surveyed the entire building and created an existing building model.
Working closely with PREP, Bowen developed multiple design options that evolved into a multi-phase, multi-year master plan. A reconfiguration of the parking field allowed for better traffic flow, the creation of out parcels, and new green space.
